wheretolive.xyz is a free personal tool. Using it means you accept these terms. They're short — under two minutes to read.
What counts as "use"
Browsing the site, evaluating a postcode, checking a listing, creating an account, talking to the AI — any of that is use.
Disclaimer
- Data may be wrong. Scores stitch together 10+ public datasets. Each source has its own lag, sampling error, and methodology quirks. TfL timetable changes, Police.uk reports backdated by months, HM Land Registry sales from the most recent months still being registered — we can't fix any of that.
- Not buying advice. The scores are a fast triage tool. Before any real money decision, get a licensed surveyor / solicitor / IFA to look at it properly.
- Not legal, financial, or professional advice. The AI chat (/chat) and property insight (Arden) output is LLM-generated and may be wrong or outdated.
- External data. TfL, Police.uk, ONS, Environment Agency, EPC, HM Land Registry and Mapbox data are used under their published licences. Listing information (asking prices, price changes, listing dates, photos and floorplans) is collected automatically from property adverts publicly displayed on Rightmove. Value my home also uses sold-price records (sale prices and property details) collected automatically from sold-price pages publicly displayed on Rightmove: its same-postcode comparable sales come from them, and its price model was trained on them. wheretolive.xyz is not affiliated with or endorsed by Rightmove. Listing text, photos and floorplans belong to the advertising agents, their photographers or Rightmove. What you can't do
- Scrape the site's API at volumes that strain shared resources (there are rate limits; abusive IPs get blocked)
- Reverse-engineer the AI features to reproduce them in a competing product
- Impersonate others, submit illegal content via feedback, or use the site for anything contrary to UK law
Accounts
Accounts are free. If you violate the above, we reserve the right to close your account. On deletion, linked data is handled per the privacy policy.
Availability
This is a personal project with no SLA. The site may go down, change, or temporarily show stale data. Significant changes get a banner, but no advance guarantee.
Changes to these terms
When terms change, the date at the top updates. Continued use counts as acceptance of the new version.
Governing law
These terms are governed by the laws of England and Wales. Disputes fall under the jurisdiction of courts in London.
