What should I check before buying a property in London?

Eleven things: the sold-price history and any price cuts; the EPC and floor area; flood risk; crime; schools; planning designations such as conservation areas, listed buildings and Article 4 directions; the council tax band; whether it was a council home; anything that could limit a mortgage; tenure and lease; and the commute. Most can be checked free from official sources: HM Land Registry, the GOV.UK energy certificate register, the Environment Agency, police.uk, planning.data.gov.uk and your borough’s planning search, the GOV.UK council tax band service, Ofsted and TfL. Your solicitor’s searches and a survey cover what these cannot.

How can I see what a London property sold for before?

HM Land Registry’s Price Paid Data is free and searchable by postcode. It covers homes in England and Wales sold for value since January 1995, updated monthly, but the latest two months are incomplete and discounted Right to Buy sales and gifts are not included. The sold-price pages on Rightmove, Zoopla and OnTheMarket also draw on HM Land Registry data for homes in England and Wales.

How do I check the flood risk for a London address?

Use the Environment Agency’s “Check the long term flood risk for an area” service, which covers rivers and the sea, surface water, reservoirs and groundwater (where data is available), and takes flood defences into account for rivers and the sea. The flood zones on the Flood map for planning ignore defences, so a home in flood zone 3 can still have a lower long-term rating. Both describe areas, not individual properties.

How do I find out if a London home is in a conservation area or covered by an Article 4 direction?

Check the planning.data.gov.uk map and your borough’s own planning pages; the national map says its data may be incomplete, so the borough is the final word. Listed buildings are on Historic England’s National Heritage List. Your solicitor’s local authority searches will also report these designations.

How do I check a property’s council tax band?

Use GOV.UK’s “Check your Council Tax band” service and search by address or postcode. In England bands are based on values at 1 April 1991. You have a legal right to challenge within 6 months of starting to pay, if the Valuation Office changed the band in the last 6 months, or if there has been a change affecting the property, including its use or a physical change to the local area; otherwise you can ask for a review with evidence of similar homes in a lower band.

How can I tell if a London flat is ex-council?

We did not find an official lookup that answers this directly. For a leasehold flat, the title register from HM Land Registry gives brief details of the lease, including its parties, and a London council named as the landlord is a strong clue that the flat was once council-owned. wheretolive.xyz grades London listings as likely, possibly or no evidence found from EPC records, the listing text and Census tenure, and its report shows a card for the first two.

Which areas does wheretolive.xyz cover, and do I need an account?

London postcode areas only: E, EC, N, NW, SE, SW, W and WC, plus BR, CR, DA, EN, HA, IG, KT, RM, SM, TW, UB and WD. Some of these, such as KT, EN and WD, reach beyond Greater London. The property check (except its AI analysis) and postcode reports work without an account; the AI agent and creating a Radar need you to sign in.

A free, searchable record of homes in England and Wales sold for value since January 1995, updated monthly. A sale usually reaches HM Land Registry two weeks to two months after it happens, so the latest two months are incomplete. A Chrome extension that logs the price changes of homes listed on Rightmove and links relisted homes so the full price history shows. If we can only match the building or the postcode, the report’s “Investing here” view shows those sales instead, labelled as other homes and for context only. We have recorded asking-price changes since May 2026, so the report shows the cuts we saw and their dates, and it lists earlier listings of the same home that came off the market before this one. The Energy Performance Certificate rates a home from A (best) to G (worst) and lists what would improve it, which hints at running costs and future work. The seller has to show it to you. It is valid for 10 years, so an older certificate may not reflect later changes. Where we have read the floorplan, our report gives each room’s size, so a small second bedroom shows up before a viewing, and the total floor area with where it comes from (the listing, the floorplan, or an estimate from EPC records). Where an address matches an EPC record with confidence, the report’s “Investing here” view shows the rating and how long ago the certificate was lodged; with no confident match it shows nothing. Flood risk can affect insurance, a lender’s view and resale. The two official maps answer different questions: one rates an area’s long-term risk taking flood defences into account, the other draws planning flood zones that ignore them. Check the long term flood risk for an area
Tells you about an area’s long-term risk from rivers and the sea, surface water, reservoirs and groundwater (where data is available), and shows how climate change might raise it. The rivers-and-sea rating takes account of flood defences. Since 28 January 2025 its rivers-and-sea and surface-water results come from the new National Flood Risk Assessment (NaFRA). Our report turns police.uk records into a 12-month rate per 1,000 residents for the small census area around the home, leaving out shoplifting and theft from the person, which cluster around shops and stations rather than homes. Admission criteria differ for each school, are usually set by the school or the council, and may give priority to children who live close by; your local council can tell you the criteria for the schools you are interested in. Inspection reports, searchable by school name, URN or postcode. State schools stopped receiving single-word overall grades in September 2024, and a school keeps its old grade until its next inspection. Each London borough (and the City of London) runs its own planning register, searchable for applications by address or postcode (Westminster’s, for example). Some, such as Hackney, also offer a lookup of the designations at an address.
