Across 2025–2026, 26 startups have entered four arenas: buy-side, rent-side, investor, and browser-agent. Rightmove, Zoopla and Zillow are treating LLMs as existential. But the real opening was forced by three regulatory events landing at once — NAR commission reset, RRA tenancy reform, and RICS AI standards.

The big portals moved first
The portal moat used to be traffic plus listings. The moment users start asking ChatGPT for "London 3-bed under £600K," the portals have to swap their entry point for conversation — before someone routes around them.

04 · Patterns
Five observations
i
Five US zero-commission buyer agents are already crowded in
Post-NAR settlement, the buy-side commission model collapsed. Homa / Ridley / Beycome / reAlpha / WithJoy are competing for the same cheese — the only deltas are flat-fee numbers ($199–$1,995) and rebate ratios (70–75%). The UK equivalents, Jitty and Landian, are few. That's the window.
ii
The vertical's highest valuations are B-side ops, not C-side search
EliseAI $2.2B (resident ops), Cambio $100M (CRE asset), Conduit $3.1M seed (PMS). Consumer AI search startups still sit at $5–10M seed. Capital allocators are voting: search itself isn't the prize, asset management is.
iii
Browser-agent home search is genuinely empty
Beyond Uprent's €200K pre-seed, no one is building "an extension that browses Rightmove / Zoopla on my behalf and scores listings." Axiom / rtrvr / Scrapfly are horizontal tools. This is a shape wheretolive can take.
iv
UK's mainstream AI property push is risk & compliance, not search
Martello (environmental risk), Telescope (climate risk), Stairpay (ownership structure) all do "evaluate before buying" — same direction as wheretolive's scoring logic, but B2B to law firms or developers. The consumer advisory slot is open.
v
YC W26 / S25 has barely backed consumer property search
Of 199 W26 companies, only Conduit / Propaya operate in PMS. Zero buyer-side AI search. Jitty went Sequoia / Atomico, skipping YC — Europeans are pushing harder here. Either YC is sceptical or genuinely no one's building it. Either way, good news for you.
05 · Playbook for wheretolive
From scoring tool to agent, in three moves
Phase 1 · within 4 weeks
Wrap existing data as an MCP server
postcode_score · 5-dimension postcode score → callable as a tool by Claude / ChatGPT
land_registry / EPC · transaction history + energy efficiency → benchmark comparison
Ride the LLM traffic the Rightmove ChatGPT app will create
Phase 2 · within 12 weeks
Buy-side advisory chat front-end
Differentiator: not search, second opinion. Jitty / Rightmove conversational answers "which one"; you answer "should you offer this price"
RICS AI standards took effect 2026-03-09 and require explainability — your scoring model has methodology, Jitty doesn't
Cut into the existing Xiaohongshu "guess the sale price" narrative; chain LR + RM + evaluation into a single advisory story
Phase 3 · within six months
Browser-agent + RRA tenancy compliance
RRA took effect 2026-05-01 (today!) — Section 21 abolished, new assured tenancy forms; tenancy review is a specialist gap
Browser-extension shape sidesteps Rightmove ToS (runs in the user's browser, not server-side scraping)
Outdo Uprent: as the user browses, overlay wheretolive scores + Land Registry transaction history
06 · Risks
Four traps you can't ignore
!
Rightmove ToS explicitly bans scraping
Their official API is open only to registered estate agents. Copyright + contract risk both apply — browser-agents must run client-side, never via server-side proxy. Apify's Rightmove MCP is a usable relay.
!
RICS AI standards demand explainability
2026-03-09 saw the world's first professional AI-in-surveying standard go live; the 2025-01-31 Red Book added AI valuation guidance. "AI gave a valuation" must come with method, an audit trail. wheretolive's data transparency is a natural fit.
!
Acting as offer / negotiating agent triggers estate-agency law
UK buyer agents aren't NAR-regulated, but submitting offers and negotiating on a client's behalf may step into the Estate Agents Act 1979. Advisory is safe; agency is dangerous. Draw the line clearly.
!
Jitty has ammo and Sequoia behind it
$5.8M total raised plus top-tier VC backing — they're already ahead on search UX. Differentiation must be explicit. They do search, you do advisory; they pile up listings, you deliver verdicts. You won't win head-to-head on the same axis.
