Rent in SW4 by number of bedrooms
Homes advertised to rent in SW4 at any time between 5 and 28 October 2026, let-agreed ones included (368 homes with a bedroom count; repeats merged where we can match them). “Listings” counts those homes, not the ones on the market today. The middle 50% is shown from 50 listings.

The sizes in the table add up to 321 of the 368 homes: 42 are in sizes not shown, and 5 rents lie beyond three times the interquartile range of their size and are left out. “One building would set the figure”: a fifth or more of those listings sit within 50 metres of one spot, or leaving that spot out moves the median by 5% or more, usually one block let in bulk.
Against the ONS figures for Lambeth
Two different measures. Ours are asking rents of homes advertised in SW4 between 5 and 28 October 2026. The ONS figure is the average rent of Lambeth’s whole private rental stock, new and existing tenancies, modelled on a fixed basket of properties from rent officers’ data. Rents for new lets usually run above what tenants already in place pay, and a postcode district can differ from the borough.
| Bedrooms | SW4 asking rent (median) | Lambeth, ONS (September 2026) |
|---|---|---|
| 1 bed | £2,200 | £1,890 |
| 2 beds | £2,750 | £2,353 |
| 3 beds | £3,550 | £2,696 |
| 4+ beds | — | £3,734 |

ONS publishes the average rent of the borough’s whole private rental stock, new and existing tenancies, modelled on a fixed basket of properties from rent officers’ data (Lambeth, September 2026: £1,890 for one bedroom, £2,353 for two bedrooms). Ours are asking rents of homes advertised in SW4 alone between 5 and 28 October 2026. Rents for new lets usually run above what tenants already in place pay, and a postcode district can differ from the borough.
How many homes are advertised to rent in Clapham (SW4)?
368 homes in SW4 with a bedroom count were advertised to rent on Rightmove between 5 and 28 October 2026, merging a home re-advertised under a new listing or by a second agent where we can match it. Room and house shares, co-living, short lets and the other listings set out under Method are not counted.
Are rents in Clapham (SW4) going up?
We will show the four-week change from 3 December 2026: our daily full sweeps of London rental listings began on 5 October 2026, and a fair comparison needs two full 30-day windows four weeks apart.
Method
Our calculation from Rightmove rental listings. Once a day since 5 October 2026 we read Rightmove’s rental listings across 262 London postcode districts. A figure here is the median asking rent per calendar month (weekly rents × 52 ÷ 12) of the homes in SW4 advertised to rent at any time between 5 and 28 October 2026, let-agreed ones included; the window is the last 30 days once our sweeps go back that far. Left out: room and house shares, co-living, short lets, non-residential and some other property types (retirement and serviced flats, houseboats, unspecified types), listings marked as open to students (on Rightmove most of these are ordinary flats), and listings whose own opening words give another number of bedrooms than their bedroom count. Repeats are merged where we can match them: the same flat advertised by several agents (same building, on the market at the same time, rent within 1%, no floor or size telling them apart), and a home taken down and put up again under a new listing by the same agent (same address and layout, some build-to-rent blocks do this every day), count as one home at its latest asking rent; some copies we cannot match may remain. Within each size, rents beyond three times the interquartile range are left out. The middle 50% (shown from 50 listings) runs from the 25th to the 75th percentile. A size is shown only with at least 20 listings in SW4 itself, when no more than 25% quote a weekly rent, and when no single spot (the listings within 50 metres of one listing, any agent) holds 20% or more of them or moves the median by 5% or more when left out: that is usually one building let in bulk, whose rents would set the figure. London-wide medians use every London listing under the same rules and dates. Four-week changes need at least 25 listings at both ends. The same figures feed our commute tables (where to live for 12 work hubs). Figures are rebuilt every day. They are asking rents, not the rents tenants agreed.
